Virtually every foreclosure goes through what is called the pre-foreclosure process. This is the process by which the borrower has begun defaulting on the loan, given notices that their payments are late, and a posting of foreclosure is made by the lender at the local courthouse where the property is located.

During this process, about 50% of the people going into foreclosure will negotiate with the banks to get out of foreclosure or an investor will buy the property from the foreclosee before the property goes into foreclosure. This is where many investors make very good money buying houses... Because they can often buy the property from the seller at a huge discount.

If the homeowner does not pay late fees and the past due balance before the foreclosure date (which occurs on the first Tuesday of each month), the property will be auctioned off at the local courthouse.
